Redlands | $1.7995 Million

An 1888 Victorian with eight bedrooms and nine bathrooms in two units; a two-bedroom, two-bathroom carriage house; and a one-bedroom, one-bathroom cottage; on a 0.79-acre corner lot

This house, known as Gray Gables, was built in redwood as a private residence. It was later incorporated into the grounds of the Wissahickon Inn, once a stopping place for notables like Gloria Vanderbilt and Eleanor Roosevelt on their way to Palm Springs, 45 miles southeast. (Los Angeles is 66 miles west.) After falling into disrepair and almost being razed, the property was restored, beginning in 2016, as a family complex, with a rebuilt foundation, new mechanicals and antique and period reproduction details. It is in a historic district two miles south of the city center.

Size: 3,600 square feet (in the main house)

Price per square foot: $499

Indoors: A 2,000-square-foot veranda with intricate woodwork based on the original wraps around three sides of the main house. Inside are engineered hardwood floors (as well as sculpted carpet in the first-floor bedroom) and 10-foot ceilings in most rooms.

The living room has eight-foot-high casement windows with bronze bolts and a Victorian reproduction bronze globe chandelier and wall sconces. Down the hall is a dining room with an arched ceiling, acorn chandelier and Dutch door. It opens to an eat-in kitchen with marble-topped bead-board cabinets, a white subway tile backsplash, a cast-iron sink and cast-iron light fixtures. The six-burner gas cooktop and electric convection oven are set in a reproduction antique stove.

The first-floor bedroom suite includes a Victorian chandelier suspended from an 11-foot ceiling and a large closet with custom shelves. The private bathroom, with its open shower, is ADA-compliant.

The original staircase has been stained to match the flooring. Decorated with globe and acorn finials, it is lit by a vintage pendant lamp.

The three upstairs bedrooms include a master suite with cathedral windows offering mountain views and a bathroom with a penny-round-tiled shower, a toilet closet with a bidet and a reproduction Victorian vanity with a double sink and an antique mirror. There is also a guest suite, a bedroom with a gable window, an office with an industrial pendant light and a hall bathroom with a claw-foot tub and an industrial pipe light fixture with Edison bulbs. The second floor contains a laundry room with a gas-dryer hookup, as well.

A second unit of about 1,700 square feet with a private entrance occupies the basement. It has three bedrooms, three and a half bathrooms, a living room with French doors that open to a front patio and a kitchen with white Shaker cabinets and granite countertops.

Also on the property are a two-bedroom, two-bathroom carriage house that is approximately 1,100 square feet on two floors and an 800-square-foot cottage with one bedroom and one bathroom.

Outdoor space: Wrought-iron fencing encircles the property and incorporates an electric driveway gate. The grounds are planted with roses, bougainvillea, cypress, lavender bushes and orange, apricot and loquat trees. There are three notable mature specimen trees: a live oak, a pine and a palm. The yard includes statuary and a bocce court.

San Francisco | $1.795 Million

A 1916 clapboard cottage with three bedrooms and one bedroom, on a 0.06-acre lot

From the front porch and upper floor of this house on Portrero Hill, you can see downtown San Francisco and the bay. Across the road is a park with a baseball field, playground and recreation center. Schools, shops, restaurants, breweries and groceries are in the immediate neighborhood, as are train and bus service to downtown. Routes 101 to the west and 280 to the east facilitate commuting to Silicon Valley.

Price per square foot: $1,232

Indoors: The main level has hardwood floors and shiplap-paneled walls and ceiling. On the right side, as you face the back, is a living room with a bay window and built-in bookshelves, followed by an open dining area. Both rooms (and the rest of the home) have been freshly painted and include new lighting.

Immediately to the left is a guest bedroom. Beyond it are a staircase (a walk-in closet built under the stairs serves as a pantry) and a U-shaped kitchen with grooved cabinets and white-tile countertops and backsplashes. Finally, there is a room leading out to the back that could be used as a study, guest quarters or music room.

The two upstairs bedrooms include a guest room facing front and a master with French doors opening to a private balcony overlooking the backyard. The single bathroom is on the main floor and has wood-paneled walls and cabinets, red-tile floors, a pedestal sink and a claw-foot tub with a shower head.

The lower level includes a garage with parking for one large car or two small ones and a bonus room, reached from outside, that could be used as a studio or yoga room.

Outdoor space: The backyard includes a concrete seating area and a garden with mature lemon and lime trees and a large Norfolk pine. The driveway offers parking for two additional cars, side by side.

Los Angeles | $1.795 Million

A midcentury-modern house built in 1958, with three bedrooms and two bathrooms, on a 0.3-acre lot

This home is in upper Benedict Canyon, in the Beverly Hills Post Office district (with a 90210 ZIP code). The area is a 16-mile drive from downtown Los Angeles and is fringed with nature and its creatures (owls, coyotes and the occasional bobcat). It is two miles below Mulholland Drive and close to a number of hiking trails.

Size: 1,530 square feet

Price per square foot: $1,173

Indoors: Marvin Beck, a local architect, designed the house for himself and his wife. A later owner opened the kitchen to the living room and installed two sets of accordion-fold glass doors in back to dissolve the boundary between interior and exterior. The current owner renovated the master bathroom last year, using slate tile on the walls and a Carrara marble vanity top.

The front door (reached by an exterior flight of stairs) is clad in tongue-and-groove slats that are echoed inside, starting with a floating closet in the foyer that has no visible hardware and opens with a push.

The living room includes a skylight, a wall of built-in drawers and shelves and a fireplace with a combed-basalt surround and hearth. The millwork is echoed in a low partition wall and in the cabinetry in the adjacent kitchen. The golden color is offset by royal blue Viking appliances, patterned glass backsplash tile and honed black granite countertops.

The master is the only room in the house that does not have direct access to the outdoors. It does have book-matched paneled walls and a mirrored closet extending across the entire length.

The guest bedroom has a slatted closet with invisible hardware that runs the length of one wall; it has use of a bathroom with a clerestory window and a walk-in shower faced in the original buttercup-yellow tile. A third bedroom was converted into an open den. Sliding-glass doors in both guest rooms lead to the backyard.

The lower level includes a one-car garage, laundry area and storage.

Outdoor space: The flat, spacious property (unusual in this hilly area) is landscaped with plants that attract hummingbirds and butterflies. A brick patio beyond the folding-glass doors is partially covered by a latticed canopy. Stone-and-gravel paths lead to seating areas in the terraced gardens.

The composite deck material had a simple linear pattern with a built-in bench and planter of the same decking material. Steps and a railing should also be included. Install a 3 x 5-foot island, laminate countertops, and standard double-tub stainless-steel sink with standard single-lever faucet,” say Remodeling editors. “Include energy-efficient range, ventilation system, built-in microwave, dishwasher, garbage disposal, and custom lighting. The full 6 x 8-foot bathroom should be added over a crawlspace with poured concrete walls, ceramic tile floor, and painted trim. A Retro-Modern Update for a Brooklyn Duplex

Big personality comes home with a trough sink and a wine fridge—under the stairs

After Roxy, a rescued Rhodesian ridgeback, joined their household, Alicia and Ed realized “a little more space in a laid-back neighborhood” would be a better fit for the family of three than Manhattan, where they were currently living. They set their sights on a 1,400-square-foot garden duplex in a Park Slope brownstone. They fell in love with the building, which had been converted to condos by a developer about a decade ago. Despite the high-end finishes that were chosen at that time, there were issues that had developed in the interim. The couple also wanted to bring the renovations in line with their tastes, and in a style more befitting a building dating from the turn of the last century. As Alicia put it, “We really just wanted to make the place something we loved coming home to at the end of each day. What we had wasn’t awful, but it wasn’t terribly practical either—we had mismatched countertops, cracked tiles in the bathroom, a lack of counter space in the master bath, and most importantly, no space in the fridge to store our wine. The place just lacked the ‘wow’ you would expect from a building this pretty.”

They reached out to Sweeten—a free service matching renovating homeowners with vetted general contractors—for their contractor, while also retaining Sweeten’s Premium Services, a suite of fee-based options with a Renovation Planner to personalize their experience. For the couple’s custom kitchen renovation, Christina, their Sweeten Planner, was present at regular site visits and contractor meetings, providing detailed progress reports. Initially, the couple intended to focus their time and money on the kitchen. Instead, they also updated the guest and master bathrooms executing an overall vision—“a muted, classic design with a modern twist.”

In the kitchen, this meant replacing the mismatched countertops as well as the cabinet fronts, and creatively finding space for a built-in wine fridge. Ed and Alicia knew that when the kitchen was renovated a decade ago the developer had used top-of-the-line materials, from custom Italian cabinetry to Viking, Miele, and Liebherr appliances; the space didn’t need a gut, simply a refresh. The downside of the custom Italian kitchen, however, was that none of the cabinetry was standard-sized. Refacing was a custom job, pushing out timelines, but it meant they could keep all the existing built-in shelving and customized organization that would have been extremely expensive to replace. Countertops resembling marble from Caesarstone unified the space and were chosen for their hardiness and durability. Ed had always wanted waterfall-edge countertops, which completed the look perfectly.

They had hoped to replace a smaller-than-usual refrigerator, as well as add a wine fridge. But the floor plan wouldn’t afford them the space for a larger unit, so they focused on adding a wine fridge instead. Working with their Sweeten contractor, Ed and Alicia poked exploratory holes in the drywall underneath their stairs. Happily, they discovered that a 36-bottle dual zone wine fridge would fit in the space without making any structural changes. “It’s a luxury you would never think you could have in New York. We painted the surrounding wall with chalkboard paint—it’s a great way to leave notes for each other, plan out our grocery list, and try out some amateur artwork,” they said. “As a bonus, we found the current kitchen fridge is more than large enough for our needs.”

The downstairs bathroom was next on the list—it already had a great soaking tub, but the vanity and medicine cabinet were outdated. The tiles, too, were showing their age. Alicia had always loved the feel of a traditional New York City bathroom—penny tile floors, subway tile, and a classic black-and-white color palette. They replaced the sink with a trough style: “There was debate whether the sink would be too large, but after lots of measuring and imagining how close it would be to someone using the shower or toilet, we decided to do it. We are so glad we did. It is a perfect fit. We also went for the matching faucets and soap dish.” Having forgone storage under the new sink, they added a small shelf and a 1940s American Red Cross medicine cabinet (found online in Bulgaria!). The large closet just outside of the bathroom made up for the limited storage. Lastly, a wall-hung toilet was a lot of trouble to install, but ultimately worth the effort, since it’s incredibly easy to keep clean and makes the room feel larger.

During the renovation of the downstairs bath, the contractor discovered that there was preserved exposed brick along one wall. They hoped that the brick was in the same condition a few feet away in the living room, and asked the contractor to rip down the sheetrock where their dining table would sit. “It turns out we were in luck. The brick looked wonderful, and though we had to unexpectedly reroute some electrical cables and find matching oak to patch up the flooring, it was worth all of the expense and impact on the timeline.”

Finally, the couple also decided to renovate the master bathroom upstairs. (One of the pluses of living through your renovation is that you can figure out what else needs work while the contractor is on-site!) Since Alicia and Ed moved in while the renovation was still ongoing, they lived with the space for a while and found the bath to be unsuitable in many ways. “The overhead lighting was terrible, and the illuminated mirror died the day after we closed on the apartment. There was the complete lack of shelf space for us to set things down while getting ready, and the leaking pipework rendered the vanity useless for storage. The space really felt unloved.” To give the room a facelift without breaking the budget, they kept the large soaking tub (same as the one downstairs), the flooring, and toilet. A new white shaker vanity with a marble countertop provided ample storage while an illuminated medicine cabinet and built-in LED lights lit up the room. Adding a glass panel in place of the old shower curtain opened the space up. Lastly, a herringbone wallpaper from Ferm Living took the master bath to the next level.

They made the home “smarter,” by adding outlets in convenient locations for their Sonos sound system, converting regular to USB outlets where appropriate, adding a video intercom, and installing a full Nest thermostat and smoke detector system. Now, they can control the temperature via Amazon Echo (thanks, Alexa!) and ensure that the apartment is a comfortable temperature for Roxy while they are away.

Although they’d hoped to finish the renovations prior to their move-in date, they ended up living through the entire renovation, which lasted four weeks from beginning to end. The toughest part, according to Alicia and Ed, was keeping Roxy out of trouble. (See above.) Their advice to future renovators? “Find a contractor you trust, and take their advice on what things would work well and what to avoid. We used tools like Pinterest, the Sweeten blog, and other online tools to get ideas. Also, if you have space, try to keep some spare materials once you have completed your renovation. We spent a long time trying to find a flooring that matched our current style to patch in around the exposed brick wall. We decided to buy an extra pack this time and store it in our basement in case of emergency. The same thing with all the tile. You never know what could happen in the future—for a few hundred dollars, it is worth the investment and peace of mind!”

HOUSTON RENOVATION FOR SALE!!

When my daughter Elisabeth was in middle school, we hired a tutor that who would come to our house every afternoon to help her with her studies. Jenny continued to come until Elisabeth left for college and by then, Jenny was getting married and having her own children. Needless to say, we spent a lot of time with her and she became a part of the family. Smart as a whip, beautiful, soft spoken – Jenny was a life saver.

Over the years, Jenny and her husband have moved a few times – each time, buying a house that is a better investment than the last, because she and her husband are both very business savvy. Her latest house is located in one of the best neighborhoods in town where young families with 2.5 are all hoping to move in. They completely remodeled their house and now they are moving on – leaving this house for another young family to love.

Jenny showed me the photos of her reno and I thought you would be interested in seeing them. It’s a textbook example of how to take a 60s ranch house and turn it into a comfortable, updated, and modernized house for the millennium.

BEFORE: The house was a very pretty ranch – very much Houston from circa 1960s.

AFTER: The biggest change made was Plantation Shutters were installed inside – they create a unified look along the front facade. Another change is the beautiful gas lanterns and new address plate. The trim was painted a soft gray. A new sprinkler system and French drains were installed! Nice!!

INSPIRATION: Unified window treatments dress up a ranch.

TIP: Although Jenny chose not to do this, many people are painting their brick houses – white, gray or taupe. Painting the brick can really update the house.

AFTER: The house is on a corner. The owners added a new garage and in the space of the former garage, they added a much used playroom and a workout room.

AFTER: The new gas lanterns add so much, as does the new address plate and the gray paint.

The house was built in 1959 and is 3570 sq. ft.

The biggest change was made this year when a brand, spanking, completely new HVAC system was put in, including new duct work.

For Houston, this will mean a very cool summer – think 68 degrees inside.

INSPIRATION: Gas lanterns add masses of curb appeal.

BEFORE: The layout is a typical ranch in Houston – living room and dining room on the left and family room, straight back from the foyer. The biggest change to the interior decor were the installation of new hardwoods – most of the house had carpet which needed to be removed. The new floors are fabulous and were a great change!!

TODAY: Here you can see the new wide plank hardwoods in the gray stain that is so popular today. The lantern was removed in place of recessed lights.

TIP: The floors are: MASTER CRAFT PALLADIO ANTIQUE OAK

BEFORE: Off the front foyer is the living room – with the dining room behind it.

BEFORE: Today, most people in Houston with this floor plant turn the living room into the dining room and the dining room into an office or playroom, which is exactly what these owners did. Most of us never use a formal living room – but we do need larger dining rooms than what was standard in the 1950s and 1960s, when this house was built.

TODAY: The living room is now the dining room – which allows the family to seat 10-12 people at the dining table. Double brass lanterns highlight the room. The walls and ceiling and molding are all painted one color which updates the house and gives it a bit of a contemporary look. In the former dining room, there is now a study.

INSPIRATION: To update a house with non-descript trim, paint the walls, trim and ceiling the same color. Use 1/2 strength formula on the ceiling.

TIP: To keep chandeliers from creating light streaks as seen here – use frosted bulbs! Also, I use the silicone tipped bulbs in low wattages which creates a very soft look. Below is the link to the bulbs I use, if you are interested. I buy a box of them, which lasts longer.

For sconces – I use this silicone tipped bulb. I also use these in a lot of lamps where I don’t want a bright light. I’m not a fan of really bright rooms, but that’s a personal preference.

BEFORE: The dining room. You can see how small this room was – with seating for only 8 at most. The kitchen is reached through this room.

AFTER: Today – the former dining room is now the library. The mirrored wall was removed and shelves and cabinets were built to create an office/study/library. Perfect!

AFTER: They added a new light – and notice the cabinets’ feet! This small detail added much luxe.

I really like how Jenny styled the shelves! She used a series of prints along one section of shelves and above and below them, she added antique books. The sunburst mirror is a focal point you can see from the dining room.

BEFORE: The foyer leads to the family room that overlooks the back yard. The corner fireplace is another typical feature of this Houston floorplan.

TODAY: The family room has been totally renovated. New French doors replace the sliders. The fireplace was updated with a coat of white paint.

AFTER: a beautiful built in media center against the back wall adds so much to the room! Plus it creates a home for the flatscreen. This is a great idea.

TIP: Flatscreens over fireplaces tend to become focal points. Try to find another place for the TV if possible.

AFTER: And here – you can see the kitchen was opened up – the small pass-through was enlarged by taking out the cabinets and walls surrounding it.

BEFORE: The pass-through to the kitchen with the breakfast room to the right. While the area has charm with the brick wall – the area was ripe for updating and making it more up-to-date.

AFTER: The same area is now clean-lined and more effective as a bar. The small pass-through was enlarged by removing the side cabinets and opening up the wall to the ceiling and enlarging the counter – now, a more useful and much larger bar has been created.

BEFORE: Carpeted breakfast room – hmmm. An outdated slider and old fashioned paneling, along with that 60s style chandelier. How many of you grew up or owned a chandelier like this? These were so popular!!!

AFTER: Past the bar is the breakfast room that overlooks the back yard. New French doors open the area up to the terrace. The carpet was removed and replaced with the wide planked wood floor. The wallpaper was removed and the paneling was painted which makes it disappear. Love the chairs in gray fabric and love the two round convex mirrors that flank the French doors.

AFTER: The breakfast room – through the door is the new playroom and workout room and further on, the garage.

BEFORE: The kitchen had been updated along the way with tiled floors and white Formica. The former dining room and dry bar is through the door on the left.

BEFORE: The kitchen with the view towards the breakfast room. Where the door is – leads to the garage. Today, the garage is now a playroom and workout room.

BEFORE: The footprints of the kitchen remained, but it’s all new appliances, subway tile, farm sink, and shaker cabinets with quartz countertops.

The area between the study/old dining room and kitchen is now a dry bar with built in shelves for glasses.

AFTER: Two years ago, the playroom was added in the former garage space. This is such a wonderful space for a family with young children and teenagers!! French doors overlook the backyard.

AFTER: On the other side of the playroom in the former garage is this fabulous workout room!!

BEFORE: Off the family room leading to the bedrooms is the study which is also the 4th bedroom. Carpeted.

TODAY: The study has new wood floors and new French doors that lead to the terrace. The doors close off and this is a flex 4th bedroom. The new owners can easily close off this doorway to create a more private bedroom if needed.

AFTER: The powder Room with new vanity sink.

BEFORE: The front bedroom. Laura Ashley bedding! Remember this?!?! And the white wicker. How many bedrooms looked just like this?!?! Memories!!!

INSPIRATION: These two elements – new hardwoods and plantation shutters really make such a huge difference.

AFTER: From the entry, this hall leads to the bedrooms. Love the seagrass runner – it adds texture and a neutral color that looks good against the gray. At the end of the hall is the master bedroom.
